I conducted a property inspection at the RWA building on Cape Haze Drive On February 21, 2008. These are my findings:

The exterior walls are just plywood with a spray coating. It is supposed to look like stucco but it is not stucco. This coating is deteriorated at every joint in the plywood. This is an indication that moisture is getting into the walls. With moisture there is always the possibility of mold. (photo# 1).

The roof trusses along the back of the building are damaged. There are several that are rotted completely off (Photos #2-6). This rot was caused by prior roof leaks. The plywood soffit below these trusses is also rotted. (photo#7). This is a potentially dangerous condition which needs to be replaced soon.

As far as the roof goes it is still satisfactory with about 5-7 years life left. (photo#8).

The shingled shed rooff on the back is worn and should be replaced. (photo#9).

The insulation in the attic ranges from little to none in some areas. This must impact the energy costs of this building. (photo# 10).

Under the building there is some termite damage to the main floor beam. This may be old damage. (photos #11-12).

There is a rotted area of floorint in front of the kitchen area. This should be repaired for safety. (photo# 13).

The door frame to the storage shed is rotted off at the bottom.

There are other water stains inside this storage area. (photo# 14).

The plumbing pipes under the building are green with corrosion.

The drain under the men's vanity is badly corroded and should be replaced. (photo# 15).

Plumbing will be an ongoing maintenance issue with this building.

The electric system apparently has been worked on at different times and seems to be uncoordinated. There is one double tapped circuit breaker in the main service panel.

The hvac system appears to be well maintained and for the most part not too old. There is one refrigerant line chase that should be sealed at the bottom to keep vermin from getting into the attic.

There is a separation in the concrete walkway on the south side that could be a trip hazard. This is a safety concern.

Mold samples were taken in the men's bathroom, the main hall and a comparative outside sample. The results show there are no elevated mold conditions in these areas. The lab report is at the back of this report.
