Rotonda West Association, Inc.
Managers Report
May 13, 2009
As of today we have received 2009 Association dues from 7258 property owners. We are in the process of sending invoices by certified and registered mail to the 742 delinquent property owners. 215 letters have already been sent, the remainder will be sent by the end of the month. If we do not receive payment by June 15th we will send 45 day pre lien letters to all delinquent accounts. The lien process will follow.
The drought situation is beyond critical. Conditions are worse this year than the same time last year. Charlotte County Utilities issued 52 watering violations in Rotonda West in April. If you see watering restriction violations taking place please call Charlotte County Utilities or the Charlotte County Sherriff's office. I continue to be amazed at how many people are not aware of the watering restrictions.
We recently replaced the irrigation pumps at Pebble Beach Memorial Park and Broadmoor Memorial Park. We are finalizing safety repairs and improvements at Oakland Hills Marina. We are meeting with Architects and Contractors to discuss the conditions at the Community Center and our options to at least make the facility safe. I'm sure the Committee Chairs will discuss these projects in their reports.
We have completed our review of HOA Software Applications and vendors. The Information Systems Sub Committee has agreed that TOPS is the product that best suits the Associations requirements. We have received references from TOPS that we will be checking this week. We will be submitting information to TOPS to discuss conversion and implementation schedules and determining our hardware requirements. We expect to finalize our negotiations with TOPS next week and come to the Board on June 10 or before with a contract to review.
Respectfully submitted,
Jay Lyons
