Minutes
February 6, 2007
Present: George Burger, Connie Volpe, Earl Haas, Steven Kennedy, John Malacina, Bud Prentiss and Pete Traverso

Chairman Burger, called the meeting to order at 9:00 am. Roll call was taken. Motion by John Malacina to approve the minutes as corrected. Seconded by Earl Haas. Motion carried.
Pete Traverso was asked to give some history regarding the parking of commercial vehicles. Pete stated how Rotonda West evolved starting with the first house was built in October 1971, in Oakland Hills through the present time. He stated the years before White Marsh and Pine Valley began to build up that many homes, the majority of which are in Oakland Hills became rentals in which many of the residents worked. Some of these residents would be given work vehicles that could be brought home. Also there are many residents who have small businesses and have their personal work vehicles at their homes.
Pete discussed past practice in which commercial vehicles under 3/4 ton with signage was allowed to be parked in the driveway. Discussion ensued regarding commercial vehicles. It was stated that many passenger vehicles today are over the 3/4 ton limit and are used as family vehicles.
Connie Volpe stated that many of the work vehicles have ladders and hoses and work equipment hanging all over the vehicles and is very unsightly.
Pete Traverso suggested getting Deed Restrictions from other communities and see how that is handled.
George Burger suggested that guidelines could be put in place to govern work vehicles and their appearance. A committee was setup with Connie Volpe, Earl Haas, Steve Kennedy and John Malacina who would get Deed Restrictions from other communities and come up with guidelines regarding commercial vehicles to present to the Board of Directors.
Chairman Burger stated he was considering language similar to the following as additional guidelines: That if in the opinion of the Deed Restriction surveyor, a vehicle appears to be inoperable, a citation will be issued and will remain in effect until it is proven that the vehicle is indeed both operative and licensed. Proof can be established by demonstrating to the association that both conditions (operable and licensed) exist. Upon proof, the citation will be negated. This is something that can be discussed at the next meeting.
George Burger stated that when he went out with the surveyor he noticed the number of houses throughout Rotonda West which did not have house numbers or mailboxes. He suggested that an article be placed in the West Ways informing residents that house numbers are required by the county and Rotonda West Association and for safety purposes should emergency vehicles be needed.
George Burger also stated that he was going to request that Bob Seneca be appointed to the Deed Restriction Committee at the next Board of Director’s meeting.
The being no further business the meeting was adjourned at 10:00 am
