Minutes
July 3, 2007
Present: George Burger, Chair., Sue Artz, Earl Haas, John Malacina, Steve Kennedy Bud Prentiss and Pete Traverso
Absent: Bruce Vermette and Bob Seneca
Management: Dianne Brophy, Deed Restriction Secretary
Other Member/Visitors Present: John Carroll, Nick Gizzi, Donna and George Krabbe, Vic Claussen and Claudette Romano
Chairman Burger called the meeting to order at 9:00 am. Roll call was taken. Minutes of the meeting were accepted as written
Chairman Burger stated that he would like to have Deed Restriction meeting on Monday, July 16, 2007 at 4:00 pm to do the revision on the Deed Restrictions. The committee will review each of to the sections. There will be additions, subtractions, correction and some new sections added.
Chairman Burger stated he would like to present the revised Deed Restrictions to the Board of Directors as soon as possible and out the residents of Rotonda West. The developer will have control over the golf courses and commercial property inside the core on Parade and lots one (1) through nine (9) in each subdivision. Once all the commercial property is sold control will come back to the association. There will also be discussion regarding owners paying for the mowing of vacant lots. This could come under section 24. George Burger said Clean Site can be put into the Deed Restriction and Sidewalk taken out. The surveyor checks on new building sites and if there is trash on the lot he will write it up on his report. Also neighbors living next to new construction call the office if there is a lot of trash on site. George Burger stated that the New Construction Committee will have more power.
Monday, July 16, 2004, at 4:00 pm was approved by the committee for the meeting. Chairman Burger stated the public can have input. Pete Traverso said if it is a workshop no public input is allowed.
John Malacina stated he would like to see something be done of construction sites where the work has been abandoned. Pete Traverso stated Clean Site monies could be used to pick up trash and have the grass and weeds cut. John Malacina stated something needs to be put into the Deed Restrictions that the builders need to complete the house. Pete Traverso stated that you need to make sure that whatever is put in the Deed Restrictions does not conflict with county rules and regulations. George Burger stated that language is needed to have sites cleared of any flying debris prior to hurricane warnings. Discussion ensued. John Carroll asked if the builders do not keep their sites clean or leave buildings incomplete, can anything be done so they cannot build in Rotonda West. Claudette Romano suggested that builders have one (1) year to complete a house. Pete Traverso asked how do you enforce that.
Discussion ensued about the amount of abandoned homes with grass that has not been cut. George Burger suggested that volunteers cut the grass. Discussion followed on overgrown lots.
The was discussion on the foreclosed lots and if fines have already been put on the owners. There was also discussion on the mowing of vacant lots which maybe addressed in the revised Deed Restrictions.
Steve Kennedy asked if the surveyor was going out at night. Secretary Brophy stated that the surveyor has been going out early over weekend mornings. George Burger stated that in the 2008 budget he will include another surveyor who could possibly do the canals. Chairman Burger suggest he could be paid at a flat rate per hour.
The being no further business the meeting was adjourned at pm 10:02
