Minutes -
February 26, 2007

Chairman George Krabbe called the meeting to order at 9:00AM. The above committee members were present and represented a quorum.
The minutes of the February 12, 2007 were read and corrected. Bob Healy made a motion to accept the minutes as corrected, second by Nancy Healy. Motion passed unanimously.
George Krabbe, Chair, reported the new locks on the doors were installed 2/23/07 and new keys have been issued. We received the window locks, but due to the building sagging on the west side of the building an aluminum extension will need to be fabricated. John Eisele, Inc. will provide the committee with an estimate to install the locks.
The committee discussed the needed repairs to the Marina and Gazebo area. Since the Association requires contractors to carry a $1million insurance policy, hiring a handyman to do some of these repairs may be a problem. John Eisele, Inc. submitted estimates to do the following work.
PHASE 1
1. Repair the center concrete steps off the parking lot leading
to the dock area - $250.00.
2. Jack up & level concrete slab on the island side of the bridge & repair cracks in the concrete walk - $875.00.
(If concrete slab on island side of bridge has to be replaced
- $1870)
3. Remove rotted wood from columns, treat for termites & fill
with concrete, lathe and stucco columns as discussed - $900.00
PHASE 2
1. Power wash & seal all docks - $1500.00.
Replace boards as needed @$35 hour labor + materials
2. Power as & seal bridge - $600.00.
Replace 2x8x8 boards as needed @$35 hour labor + materials.
3. Paint railing - $450.00.
4. Power wash gazebo & paint - $850.00.
5. Repair roof by replacing flashing, tighten Christmas decoration - $640.00
brackets, power wash roof & re-tar
6. On gazebo remove all dry wall screws & replace with stainless
steel screws or hooks.
(Check with Harry Senger) $35 hour
labor + materials.
PHASE 3
1. Install a bench or picnic table & trash can - $1250.00.
2. Simple landscape plan, 9-11 trees - $2450.00.
Labor to remove existing landscaping & prepare to plant trees - $1300.00.
It was noted that the docks were last power washed and sealed approx. 4 years ago. The bridge was not done at that time, so it has been longer since it was power washed and sealed. Tom Madsen suggested the repair to the steps be separate since it would come out of community maintenance. The other items would come out of the Gazebo and Marina reserves. There is approximately $20,000 in the reserve fund.
The committee decided to do these maintenance projects in stages during this year and into 2008. The first items to be done are repair of the steps, level the concrete slab, and power wash and seal the bridge.
Update on the security system- Michael Looney Electric Co. installed the electrical receptacle and phone jack on 2/23/07. Tom Madsen was asked to contact ADT and have them install the system ASAP.
Update on outside lighting - Michael Looney Electric Co. repaired the lights on 2/23/07.
Office plan by Hank Artz - The committee discussed plan B. The committee suggested Hank get feed back from the office staff re: the suggested floor plan, and also get estimates on the construction. He was also asked to investigate the cost of a new safe to be added to the project.
New Business
George Krabbe reported Connie Volpe’s resignation from the committee due to work & meeting conflicts. He thanked her for her service.
The committee discussed the properties owned by the RWA and their responsibility. Also, the taxes paid on these properties were discussed and investigating if there is a way to lower them. More information and further investigation is needed on this matter
Signs at the marina and other areas of the community - We need to identify which signs need to be repaired or replaced and who owns the signs, the RWA or the county. Claudette Romano said she would bring this up at the MSBU meeting February 5, 2007.
Office equipment - A new printer is needed for Deed Restrictions. Nick Gizzi, Ken Hirsch, and Claudette Romano are checking into what printer would be best and least expensive per page.
Five year plan - George Krabbe said we are not going to build a new building this year, but we are going to do research for the future.
Hank Artz stated we need to explore different types of construction, size, timing etc. We also need to start a building fund. George Krabbe reported the board gave approval for he and Nick Gizzi to contact the attorney and the accountant to get advice regarding instituting a building fund. They will talk to Bill Coy, president of GRO.
John Eisele was asked to shore up the rear of the attached shed because it is leaning further and needs immediate attention.
George Krabbe suggested we institute a maintenance program, such as maintenance of the air conditioners, and cleaning and sealing of the docks and bridge etc. Bids will be obtained for regular maintenance contracts on the air conditioners from Tricounty and Grande Aire.
