Minutes - Monday, March 26, 2007

 

Present: George Krabbe, Chair, Nick Gizzi, Hank Artz, Cleon Kern and Fred Warner

Absent: Bob and Nancy Healy

Management: Dianne Brophy, Secretary

Other Members/Visitors Present: Claudette and Joseph Romano, Ken Guillerm, Derek Gilbert and
John Eisele

Chairman Krabbe, called the meeting to order at 9:00 am. Roll call was taken. Minutes were accepted as presented.

Old Business: 

  • Security of Community Center - Locks on doors and windows has been completed. The alarm system has been installed and functioning. The only repair remaining is replacing the broken window glass
  • Cleaning of Community Center - Cleaning the exterior of the building still needs to be done. Discussion followed on how this would be accomplished
  • Repairs - Shed has been secured and repaired. There were 3 bids to repair the 2 landings with new plywood and repaint the handicapped ramp and landings. John Newberry $2,640.00, By Design $2,300.00 and John Eisele $1,486. John Eisele was lowest bidder.

Motion by Bud Nill to accept the bid of John Eisele for $1,486.00. Seconded by Hank Artz.  Motion carried.

Discussion followed on work to be done inside Community Center. Claudette Romano said she has a bid of $1,200.00 to paint the offices. Discussion followed. It was stated there would be two (2) coats of paint.

Motion by Bud Nill to accept the bid from John Eisele to paint the offices for $1,200.00.  Seconded by Cleon Kern. Motion carried.

  • Repairs to Gazebo and Bridge - Bids were received  for repairs including replacing all walk boards, seal walkway and paint handrails.  Discussion followed. Bid by John Newberry $5,500.00, bid By Design $5,250.00, bid by Numen Construction, Inc $13,114.20 and John Eisele $4,777.00. The Cape Haze Fellowship Church has requested to use the Gazebo for their Easter service and the RWA Properties Committee would like this completed for Easter. It was suggested that a special meeting of the Board of Directors be called to approve a contractor for the work on  the Gazebo and bridge. Special meeting of BOD will be March 28, 2007, at 10:00 am.

Motion by Fred Warner to recommend to the Board of Directors to accept John Eisele’s bid of $4,777.40 to replace walkway boards, 2 coats of sealer on boards and paint bridge handrails. Seconded by Bud Nill. Motion carried.

  • Marina Docks - bids were received to power wash the marina docks, seal and replace any boards as needed.  John Eisele’s bid $1,500.00, John Newberry $2,180 and By Design $2,500.00.

Motion by Fred Warner to accept John Eisele’s bid or $1,500.00 to power wash, seal and replace boards as needed on the Oakland Hills marina. Seconded by Hank Artz. Motion carried.

There was discussion regarding the building fund. Fred Warner said there will be a meeting with Dr. Coy, Englewood Bank and himself.

George Krabbe stated he is going to investigate the (Non Ad Valorem) taxes on the properties owned by the RWA that are unbuildable to see if they can be eliminated. 

George Krabbe stated that he has bids for the pest control and fertilization at the Oakland Hills Marina, Tract B and the Gazebo Island. It was decided to treat for fire ants and Mole Crickets. Discussion followed. It was suggested that George Krabbe contact both companies that gave bids - Lawn Care Extraordinaire and Econo Termite & Pest Control - to make sure applications would be the same and accept the lowest bid.

George Krabbe presented the Properties Committee Five Year Plan. All of the building security items have been accomplished. Most of the properties owned by the RWA have been identified.  The remainder of items on the plan will be worked on.

Claudette Romano suggested that the committee start to put together a budget for next year.

There being no further business the meeting was adjourned at 10:40 am.

The next meeting date will be April 23, 2007  at 9:00 am.
