Properties Committee
Minutes - June 25 2007

Chairman George Krabbe called the meeting to order at 9:00 am. Roll call was taken. The minutes were approved as presented.
Chairman Krabbe stated that Bob and Nancy Healy resigned from the RWA Property Committee due to the fact they could not devote the proper time to attend all meetings. Chairman Krabbe also stated that he would present Carl Couture’s name to the board of Directors to be placed on the Properties Committee.
The first item discussed was the Gazebo Island and Gazebo Renovation Plan. Chairman Krabbe stated that there would be an 8 foot picnic table with benches made with recycled plastic material and a trash container made of the same material. This may make the gazebo area more user friendly. There was discussion regarding the plantings on the gazebo island. This would tie into what will be done at the Oakland Hills Marina. Discussion followed. There was discussion on replacing the roof on the gazebo with a metal roof and the type of grass to be used.
Chairman Krabbe presented the committee with a maintenance program for the marina and gazebo areas. George Krabbe said that for the years 2008 through 2012 there was a 5% increase added each year to the reserves. The island has not been estimated for reserves. That won’t be decided until the committee decides what they want to do.
Chairman Krabbe then presented the committee with maintenance programs for the Broadmoor, White Marsh and Pebble Beach Memorial parks. The construction cost for Broadmoor was $39,050.00, White Marsh was $47,650.00 and Pebble Beach was $39,520.00. The maintenance for all Memorial Parks have been budgeted in the reserves through 2012. All other items have a dollar amount proposed through 2012. Discussion followed regarding the amounts to be placed in reserves. It was decided to increase the dollar amount to $100.00 in the reserves for Halogen Lights and Bulbs and Memorial Signs at all Memorial Parks.
Chairman Krabbe stated that he has been working on the RWA office equipment inventory list. This list would contain model numbers, serial numbers, date of purchase and cost if the information was available. The office is in need of updating computers and the fax machines may need to be replaced this year. Discussion followed. Nick Gizzi suggested that the RWA boat, trailer, motor and accessories should be added to this list. George Krabbe said the last page of the packet has the inventory list for the community center. Monies need to be put aside for repairs to the community center. Joseph Romano suggested money be put into the reserves for the air conditioners and roof. Chairman Krabbe agrees. It was stated that there are maintenance agreements on the air conditioner. There was discussion on fixing the exterior of the building with either some sort of siding or stucco. Chairman Krabbe stated he would try to get the costs on the roof and siding.
There was discussion on the docks at the Oakland Hills Marina. It was suggested that on the docks that go straight out into the water that rails be put on them. They would possibly be used more if this was done. Parents could bring children to go fishing and residents would feel safer if there were rails on the docks.
Chairman Krabbe asked if the committee would like to change the time for the Properties meetings. It was decided to stay at 9:00 am
