Other Members: Claudette and Joseph Romano, John Carroll, Donna Krabbe, Bruce Miller and Wayne Mengel

Minutes approved as presented.

Chairman Krabbe gave an update on the status of office equipment purchases. An Epson 77C Media Projector was purchased from Amazon.com for a very good price. The purchase price was $653.00 total. Staples has them on sale for $649.00 including a $100.00 rebate plus tax. Computers and HOA software for the office still need to be investigated and purchased. John Carroll asked if the media projector was purchased for the Aquatics meeting. Nick Gizzi stated that a media projector has been needed for a long time. It works with the laptop. Hank Artz stated a few years ago he checked on renting one and it would cost $100.00 per week to rent. John Carroll suggested that any new purchases wait until the beginning of 2008. Claudette Romano stated that the money for these purchases are coming out of the operating expense. Discussion ensued regarding the operating expenses and the reserves. Claudette Romano said that expenditures should be held off until the CD’s are cashed. We should also wait until a manager is hired.

George Krabbe stated that a janitorial company has been hired. It is Mighty Klean Janitor Service and they are doing a good job. Carl Couture asked if the Association has all the paperwork needed. George Krabbe said yes.

Chairman Krabbe said he has written Rules Governing Use of Community Center. He read them to the committee. George Krabbe asked for comments. Carl Couture asked if the air conditioner and heat were on a timer. Claudette Romano stated yes, they are locked. The church is the only organization that has keys to the thermostats. Carl Couture stated that if there are any problems the office needs to be notified. Discussion followed. Chairman Krabbe said that if there were problems the office would be notified and that does not have to be added to the list. A copy of the Rules Governing Use of the Community Center will be given to all the organizations using the hall.

There was no Old Business.

Under New Business Hank Artz talked about the condition of the exterior of the building. He said we should investigate a product that is used on roofs. It is an epoxy that can be sprayed or brushed on the surface. It would stop water intrusion, which would stop mold. It could save us 75% of what vinyl siding would cost. Discussion ensued. It was asked if it would be a smooth surface, and what is the life expectancy. Joseph Romano asked the cost. Hank Artz replied $1.00 per square foot plus labor. Carl Couture stated that the community center is still settling. Hank Artz said this product is flexible. Carl Couture asked if the epoxy comes in colors. Discussion followed. George Krabbe said this needs to be investigated. Bruce Miller stated investigation is needed to see if there is any mold getting into the cracks of the building. Claudette Romano asked can this roofing material be used on the sides of buildings. Hank Artz said possibly. Claudette Romano said we need to check into guarantees on this product. George Krabbe said bids are good for only 30 days and there is no rush to do this as it cannot be done right away.

Next meeting will be November 26, 2007 at 9:00am.
